Cost to convert an existing accessory building into a home in Berkeley
Michael's Berkeley home included a one-room structure in the backyard. Seeing the building's true potential, Michael decided to convert it into an accessory dwelling unit (ADU) by adding a kitchen, bathroom, and laundry closet. With room for a bed and living room furniture, the building could be rented out for additional income or used as a guest house for family.
A New Avenue partner designer created a design that would use the existing space well. Projects like these sometimes involve the total demolition of the existing structure, but the building was in good condition and able to serve as the basis for Michael's new ADU. Sewer, water, and electricity would all be attached through the main house.
The existing roof was removed and replaced, and the single window was removed. Two larger windows were installed in the side of the building. The existing door and the small windows surrounding it were retained.
To make lighting more natural and efficient, the plans included a solar tube for the bathroom and a skylight for the living area.

In the end, Michael increased the value of his property and created something that would serve him for a very long time as a rental home or a place for visitors to stay.
At the time of this project, the total cost was $236,536.14. In 2020, the cost would be $272,016.00. You can see the entire budget below.
