A homeowner in San Pablo approached us for help in remodeling a one-bedroom home he had purchased a few months before. Unfortunately, the designer he hired to do the planning turned out to be unqualified. The homeowner learned this when he took his plans to the city for approval.
The owner wanted to remodel the kitchen and bathroom, move the laundry area, upgrade the insulation and windows, put on a new roof, and install new plumbing. He knew the electrical system would also need to be updated.
The home was on a lot that had plenty of space, so the homeowner had also made long-term plans to one day convert the existing home into an accessory dwelling and build a larger, attached main house on the property. Since the city’s size limit for ADUs is 500 square feet, the house’s size would have to be reduced when the time came.
When the owner contacted New Avenue, the house had already been torn down to the studs for the remodel, so time was important. Our New Avenue design professional created a design that would meet the requirements of both the homeowner and the city. Keeping the future plans for the property in mind, the designer designed a home that could one day be reduced in size and turned into an ADU as part of the client’s dream home.
A New Avenue design professional turned this project around. Soon, this homeowner will be enjoying his remodeled one-bedroom home. Later, he’ll have his dream home and an ADU to rent out for extra income.
