Designers or Contractors . . . Who’s the Project Manager?

Here’s the short answer: Our network of designers and contractors manage the design and construction so well, with the assistance of our in-house developed software, that a dedicated project manager would be a waste of time and money.
Designers manage the design and permitting. They also provide an additional pair of eyes and give their professional opinions as design professionals throughout the construction phase (this work is called Construction Administration). All of these services are included in our fixed fee quotes.
Contractors manage the construction means and methods, including construction schedule and all of the sub-contractors and on-site construction. With this done right, there is no need for an extra project manager. Part of the role of the contractor is to be your on-site project manager. If your project is big enough (near or over $1,000,000), then your contractor will most likely have a site foreman who acts as an on-site project manager. This person is part of the contractor’s crew.
Why do we do it this way? Because it’s the way it should be done. An hourly project manager fee would be redundant to the services the designer and contractor provide. That fee would be $100/hour or more, and that can add $30,000 or more during the course of a project. That would be a waste of your money.
What’s more, when you do use a project manager, he or she often ends up playing the telephone game, relaying messages back and forth among the owner, the designer, and the builder. The New Avenue software platform handles all of that incredibly well.
