Adding an accessory dwelling and garage with solar power in San Jose

Bruce and Janet, the owners of a beautiful property in San Jose, California, wanted to add a new accessory dwelling and garage that they could use for family or as a rental home. They decided to add a 698-square-foot, one-bedroom ADU along with a 375-square-foot garage and power it all with solar panels.

Their New Avenue design professional created a plan that would serve the homeowners’ needs for generations. The design process included a solar study in which the designer modeled the daily cycle of sun and shade at the site to ensure optimal placement of the solar panels.

The accessory dwelling features a bedroom large enough for a California king bed, an open kitchen/living/dining area, a full bathroom, and a covered patio.

The homeowners will be able to rent this accessory dwelling out for $3,500 or more per month. That’s enough to make the payments on the ADU mortgage and help with the mortgage on the main home. In the future, the homeowners can use the income for education, retirement, travel, or anything else they need. If they want to move family members into the unit, the family will save thousands of dollars per month in housing expenses and will be able to live near each other. If the homeowners want to use the ADU for himself, they’ll have a beautiful home office, creative space, or guest house.

Adding an ADU of this size is a smart decision. In our experience, clients often wish they had built bigger. That’s because the bigger the ADU, the greater the return on your investment. You might spend a little more to go larger, but you’ll get a lot more in return whether you choose to rent your unit out or use it for yourself.
